Garden suites are a temporary way to add a living space in the Township of Cavan Monaghan.

What is a garden suite?

Garden suites are a temporary way to add a living space typically used for relatives.

These are some requirements for a garden suite

  • A maximum of one garden suite is allowed per lot
  • It is temporary in nature
  • It is designed to be moveable
  • It is not attached to the main dwelling
  • It must only be used on a property with an existing dwelling
  • It is self-contained for living in, complete with power, water and sewage
  • If the lot is serviced by a well and septic system, the garden suite must use the same system
  • It uses the same driveway as the principal dwelling
  • There must be a minimum of one parking space provided for the suite

 

Steps to take

  1. Contact the Planning department by using the Land Use Inquiry form.  This will ensure your project will meet all the requirements of the Zoning By-laws. Without taking care of those things, it could delay or in some cases even change or stop your project.
  2. Decide where the garden suite will go and draw a site plan.
  3. Follow all directions and requirements from the Planning department.
  4. Apply for a Building Permit and submit it along with all the required documents as follows:.
    • Manufacturers Drawings showing the architectural layout, dimensions, structural support requirements, plumbing and sewage connections, confirmation of compliance with CAN/CSA-Z241 for Park Model trailers.
    • Note that in our climate zone, concrete or concrete block piers with properly sized footings will be required to be at least 1.22 m (4 ft.) below the final grade and extend at least 150 mm (6") above grade. They can be extended to the correct height either before or after placement of the trailer as outlined in the manufacturers instructions. The trailer should be fully supported by the piers and not resting on the shipping wheels.
